However, it’s important to remain vigilant. A single complaint from a neighbor could jeopardize your license. We would like to share some of the things that we do at Host-Ed to minimize that risk hoping that you find them ispiring:

🔍 Careful Guest Screening: While age filters are useful, experience and instincts are also very important to identify potential troublemakers before they arrive.

📜 Clear House Rules: Set strict guidelines—no parties, proper garbage disposal, and a maximum number of guests. For noise include a note like: “Edinburgh City Council is very strict about noise levels in Short-Term Lets. Neighbors can contact the police if they find the noise excessive.”

🔊 Noise Monitoring: install noise monitors that trigger an alarm if decibel levels are exceeded. If the alarm goes off, immediately contact the guest to remind them of the rules. Persistent offenders have their reservations canceled in coordination with Airbnb or Booking.com, ensuring they can’t leave a review.

💰 Damage Deposit: request a damage deposit before sending check-in instructions, clearly stating that the deposit will be forfeited if house rules aren’t followed.

🧹 “Ghost” Cleaning Team: train your cleaners to be discreet—no braned vans, no music, no leaving supplies or trash in common areas, and no conversations outside the property.

📲 Clear Check-In Instructions: Provide simple, visual check-in instructions so that guests can access the property swiftly and quietly, minimizing any potential disturbance to neighbors.

🏡 Build Strong Neighbor Relations: prioritize maintaining a good relationship with neighbors by keeping common areas tidy, responding to their concerns promptly, and addressing any issues caused by guests immediately.
